Converting existing buildings in usable spaces such as an old farmers hay barn into a dwelling or a former piggery into an annex with gym and home office, breathing new life into these ancient spaces but retailing the original character and features is key to any design, if you have a space that has potential for conversion we can run through the possibilities
Extension
If you have the potential to expand your space at home rather than look at an option to move, look at an extension to your home, whether it be single storey side or rear extension or a two storey extension, adding a new kitchen / dining room with large doors to the garden or adding a guest room, home office or a much needed bedroom we can look at the flow of your home and work with you on your home requirements
Initiate Your Residential Project
As a residential client, we have put together a service that provides everything you would need to know about your potential project from the outset.
Whether you are looking at a new build home, extension, barn conversion, loft conversion, new outbuildings, stables & equine arena’s, annex buildings, car ports we offer the same level of service and provide fixed fees for any involvement with your project.
The first step would be to make an appointment for us to visit your home / site area (if required) and/or simply chat through with you your thoughts and brief requirements for your project. From this information or visit if you are local to us we will prepare a fixed fee quotation for the works involved.
We will need to carry out a measured survey, if this is your home this involves measuring and recording every room and space inside and also measuring the outside of your property and site area depending on your project requirements.
We will then prepare the existing ground and any first floor layout plans for your project and then form an initial concept design for your appraisal, these are drawn in 2D CAD format for ease for emailing but we also provide printed copies for easier viewing.
We will work with you on the flow of the design, making any alterations required until you are happy with the prepared design proposal.
We are able to prepare all documentation and drawings required to submit applications to your local planning authority, acting as agents on your behalf.
Depending on your project we would actively encourage a pre-planning advice enquiry, this allows the planning officer to review your proposal thoroughly and provide considered advice to the successfulness of your proposal if scrutinized with a planning application.
Standard planning applications for either householder or full planning applications a standard 8-10 weeks from submission for a decision to be received or this can vary subject to planning officers workloads so please bear this in mind with timings of your project.
If you have a Listed Building that you are looking to make any repairs, internal, external changes or even extend, we take on board the importance of protecting the heritage asset and can prepare and submit a Listed Building Consent application, including liaising with the local heritage conservation officer for your project.
If you are not sure on what planning application you need for your project we are able to point you in the right direction.
If you are looking to undertake your project yourself liaising with a local building contractor we are on hand to offer advice or run through the project with your chosen building contractor and provide any information they may require to aid the build process for you and make a building regulation application.
We can also provide a more comprehensive service with a complete tender package of drawn construction and building regulation compliant information and specification of works, the details of which are outlined further within our Services.
